Luxury in harmony with wildlife

Nad Al Sheba/Meydan is a luxurious residential area. It features attractive parks and sports facilities. Even Sheikh Hamdan‘s palace is in this area. It is a paradise for golf and horse enthusiasts. The Meydan horse racecourse hosts the Dubai World Cup every year. Its stables have bred and trained many racehorses. The Meydan golf course is one of the most famous in the world.

Nad Al Sheba Wildlife Sanctuary

Nad Al Sheba includes luxurious villa communities with large size villas on large plots. The communities focus on sports and culture. Meydan features an 8.4 km cycling track as well as running and jogging paths. Nad Al Sheba sports club is a hub for sports and fitness. It promotes a healthy lifestyle by organizing tournaments, fitness challenges and wellness initiatives.

Nad Al Sheba is also rich in events around arts and culture. Those are organized by Dubai Culture and Arts Authority, local community centers and groups, Nad Al Sheba Sports Club, schools, art galleries and cultural organizations.

The location is prime. It is directly South of the Creek and very close to the central areas of Dubai like Downtown, DIFC, Creek Harbour and Dubai International Airport. Driving time to each of those points of interest is around 20 minutes or less with no traffic.

Several high-quality schools are in the vicinity, including

  • Kings School Nad Al Sheba;

  • Repton School Dubai;

  • North London Collegiate School;

  • Heartland International School

  • Lycée Libanais Francophone Privé Meydan

  • Kent College Dubai

The only downside, especially if you live close to the horse racing track, is that it can become a bit noisy during races. However, horse enthusiasts wouldn’t mind.

Where we would like to focus on is the Northern end of Nad Al Sheba, which is bordering the wildlife sanctuary and Ras al Khor. This is not only closest to central locations, but also to Dubai Creek Harbour. We have checked the driving time from Nad AL Sheba 1 to central locations at different times of the day:

Most driving times are around 20 minutes with a few even less during non-peak hours. The only exceptions are DIFC and Dubai Mall around 5pm. However, the increase in driving time is mainly due to traffic entering and exiting the DIFC and Dubai Mall areas and affects driving to all locations.

A few apartment buildings have been launched there recently, and more will be launched soon. Some of them are overseeing the wildlife sanctuary. This is an excellent view of water, nature and animals (including flamingos).

Pricing is still quite reasonable. Some high-end buildings still start below the AED 2k per sqft mark. To provide some context, across the road is Sobha Hartland and Azizi Riviera, which sell around AED 2k per sqft and don’t have the sanctuary view. Further North West is Dubai Design District, where Meraas’ Design Quarters are selling at between AED 2,500 and 3,000 in the secondary market. They also don’t have Sanctuary view.

Apartment rental in the area is around AED 130 per sqft per annum, which is higher than Dubai Marina, JBR and Business Bay and only 15% below Palm Jumeirah.

Meraas is expected to soon launch a new community in Design District and close to the sanctuary. The price point of those units is expected around AED 4,000.

A Meraas community will always command a premium over individual buildings. However modern high-end buildings with luxurious facilities and overlooking the sanctuary at 50% discount to Meraas’ pricing still leave substantial room for capital appreciation.
